How we calculate this
We use the standard repayment-mortgage formula — a fixed monthly payment across the full term, calculated from the loan amount (property price minus deposit), the monthly interest rate, and the number of monthly payments.
This assumes a fixed rate held for the entire term and doesn't account for product fees, early repayment charges, or rate changes at the end of a fixed period — all of which affect a real mortgage offer.
